In return, we gain an equity share of the profit you make off the fully developed property. This allows landowners to take advantage of their land’s equity and add value to it.

How Does it Work?

 We first identify the value of your land and calculate how much it would cost to build a structure on it. The land is your investment, and the building costs are ours, so if a plot is around 40% of the property’s value, you get 40% of its profits. Here’s a look at a simple scenario:

  • The land is sizeable and is valued at around $320,000.
  • You want to build a multi-family unit or a triplex on it.
  • Each unit in the property costs around $160,000 to build, so the builder’s investment is approximately $480,000.
  • The total value of the property is $800,000. The builder holds 60%, while the landowner owns 40% of the equity share.

This will give you a better idea of the investment and how profits may be divided. If every unit of a triplex sells for $400,000, you have a total value upon sale of $1,200,000. A client’s share of the profits is around $480,000, while the builder’s share is $720,000. You make a clear $160,000 in profit.
